  • Clear Access Required: Areas blocked by vehicles, trailers, skids, or stock cannot be serviced. Ensuring clear access is critical to allowing us to do our job effectively. Claims arising from unserviceable areas due to obstructions will not be the responsibility of Mitchell Property Maintenance.
  • Hand Shovel Driveways: For residential and condo driveways requiring hand shovelling, we enforce a “bumper back” policy—clearing only from the rear of the vehicle to the roadside. A minimum of 30 inches of clearance is required around any obstructions to ensure safe and effective snow removal.

  • Whenever possible, park vehicles indoors or move them out of the way before service begins. This allows us to clear the entire area effectively. 
  • If parking outdoors, position vehicles closer to the centre line of the driveway. Leave at least 30 inches of clearance along walkways to ensure clear paths to entrances.
  • Avoid blocking designated snow storage areas to allow for efficient snow placement.

Safety Reminders

  • Maintain Distance from Winter Equipment: Do not follow plows or salters, as they frequently stop and reverse. Always maintain a safe distance from our equipment for everyone’s safety.  
  • Use Appropriate Winter Footwear: Despite the thorough application of salt and anti-icing products, isolated slippery spots may still develop. To ensure safety, staff and visitors are encouraged to wear footwear with excellent traction and practice safe walking techniques to reduce the risk of slips and falls on icy surfaces.

Service Policies

  • One Visit Per Service: Driveways will be cleared once during each service visit. Avoid moving vehicles after the area has been cleared, as we do not return for additional passes during the same visit.

Preseason Preparation

  • Prepare Snow Storage Areas: Clear and organize snow storage spaces before winter begins to ensure efficient service throughout the season. 
  • Understand Our Anti-Icing Products: We use an Organic Brine Solution for walkways, which is highly effective but invisible. Unlike traditional salt, you may not see visible residue, but rest assured it is working to prevent ice formation.

  • Anti-Icing Measures: Parking lots and walkways are pre-treated with salt or organic brine solutions to prevent snow bonding to surfaces. While surfaces may appear snow-covered, they remain non-slippery to ensure safer conditions for vehicles and pedestrians.
  • Post-Snowfall Cleanup: After-hours services are scheduled to return all areas to a fully cleared state once snowfall has ended.
